Building grading, sod & drainage in Nashville clay

A great deal of what looks like a landscaping problem is a drainage problem, and a great deal of what gets diagnosed as a foundation problem is the same drainage problem a few years later. Correcting grade and getting downspout water away from the wall is cheap by comparison with either.

New sod on ground that was not graded first will follow the ground. Doing the grading, the drainage and the sod as one sequence costs less than doing the sod twice.

FAQ

Yard by yard: grading, sod & drainage questions

Why does water pool in my yard after every rain?

Because it has nowhere to go. Middle Tennessee clay drains slowly, and a yard that is flat or falls toward a low spot holds water until it evaporates. The fix is grading that gives water a direction, a French drain where the grade cannot be changed, and downspouts that discharge well away from where the pooling starts rather than into it.

How do I stop water running toward my house?

Regrade the first six to ten feet so the ground falls away from the foundation — about six inches of drop over that distance — and extend the downspouts past it. That solves most cases. Where the yard falls toward the house from a neighboring lot or a hill, a swale or a French drain intercepts the water before it reaches the foundation.
